Neighborhood Favorites

A neighborhood on the rise with a growing number of trendy hangouts—yet also just mere minutes away from established hotspots like Beaumont Village, Montavilla, and all the convenient shops of Cascade Village. As a bonus, the nearby Sumner MAX stop ensures quick transportation to the airport. Below are a few of the local’s favorite spots, all having opened within the past year. What will come next as the $185M project on 82nd Ave gets underway (see details below)? We can’t wait to find out!

  • Bag O' Crab

Delectable Cajun seafood delivered to your table by a robot! Choose from options like crawfish, Dungeness crab, shrimp, crab, mussels, and lobster tails, with sauce flavors ranging from Cajun seasoning to lemon pepper to spicy mala. Other offerings include wings, po' boys, lobster rolls, and short ribs. People have been lining up around the block ever since this establishment opened in 2022, bringing new life to 82nd Ave.

  • My-O-My

Just a block and a half south of the house is one of Portland’s newest and trendiest cocktail bars, brought to you by the creators of the popular SE establishment White Owl Social Club. Indulge in the midcentury vibes, tiki-esque coktails (and mocktails!), and grab a mouthwatering burger (or veggie burger) from Monster Smash Burger.

  • Upright Brewing Beer Station & Junior's Roasted Coffee

After sitting vacant for 12 years, the award-winning Upright Brewery converted this derelict gas station into a tap room and coffee shop. Come in the morning for an artisanal dose of caffeine, stick around until the tap room opens, and grab an Indian sandwich food from the brand new Chaat Wallah for dinner. Sounds like a perfect work day, if you ask me!

Big Changes To Come:

The 82nd Ave Corridor Project

In 2022, we received exciting news—once a state highway, the city of Portland has officially taken jurisdiction over 82nd Ave and is investing a staggering $185 million to transform it into a vibrant civic corridor. The project is set to begin in 2024, making this an incredible investment and equity-building opportunity for the lucky new owner of this fantastic home.

Highlights

The first thing I remember when we first toured the house was the archway—it reminded me of classic architecture! I have many fond memories of sitting on the covered porch during storms and listing to the rain or saying hi to the neighbors when they walked by with their dogs—it was relaxing and a great de-stressor. It’s great for hot summer days because you're in the afternoon shade but can still see the sun.”

Curb
Appeal

EYE-CATCHING STREET PRESENCE

  • The covered porch is given architectural flare with a charming archway that mimics the interior details.

  • The new four lite door brings in additional natural light to the main living area, adding to the abundance of light from the large windows.

  • The front gardening beds are filled with colorful flowers that will bring you joy every time you come home. Pink and white roses, a Peony, Crocosmias, Rozanne Geranium, Cornflowers, chamomile, irises and a a thriving hydrangea adorn the front of the house. Side note: they pruned the hydrangea too late this year—whoops—but look forward to beautiful blooms next summer.

  • The peach tree out front produces a bountiful amount of peaches that the homeowner would share with the neighbors. The peaches are sweet, not mealy and said to be the best peaches they’ve ever had. “You can't buy peaches of that quality in stores!”

  • The beautiful and thriving Japanese Maple is always a big hit, with it’s deep burgundy coloring that contracts the light facade of the house. The homeowner always thought it looked like a muppet and contemplated putting googly eyes on it, but never did—perhaps the next owner will be inspired!

  • Whether you need to fit multiple cars—or possibly even an RV—this driveway has you covered! *Buyer to do their own due diligence to determine feasibility of RV Parking.

I love that the space feels expansive and open with plenty of natural light, but the charming arched threshold between the living/dining areas break up the space visually and make it easier to give each area it’s own personality. The archway adds so much personality!

Living & Dining

  • The best of both worlds!

  • A lot of comparable properties only offer an eat in kitchen with room for a tiny bistro table. Here, we have a nice dedicate space large enough for an 8 person table for dinner parties and game nights.

  • The living room is large enough where you can easily fit your living room furniture and still carve out space for an entryway, so you don’t feel like you’re walking straight into the living room upon entry.

  • Item description
  • A stylish green pendent light hangs over the dining table.

  • When the homeowner first purchased the house, the floors were in rough shape. They’ve since been refinished to bring out their be natural beauty.

EXPANSIVE FEEL WITH DEDICATED FUNCTION

The
Kitchen

  • This is a really nice one!

  • Add warmth to the space and visually relate to the original hardwood throughout the rest of the home.

  • Water and scratch proof, yet comfortable to stand on, these floors are the epitome of function.

  • Stylish and easy to clean, design is all about the details!

  • Installed in 2022, the spherical fixture gives off extra light and visual sophistication.

  • Adding visual contrast to the plentiful amounts of closed cabinets, you can use these for storage, to display decor items, or a combination of both!

STYLISHLY REVAMPED

When it comes to bedrooms, I have three requirements:

1 | Can I easily fit a queen bed with sizable end tables on each side?
2 | Is there a wall where a headboard can fit without awkwardly blocking windows?
3 | Is the closet space accessible and large enough to fit all my clothes for each season?

Both bedrooms check all these boxes!

  • The property is full enclosed for the safety of pets, children, and unruly guests at your next backyard BBQ!

  • Not a fan of yard work? Enjoy the low maintenance yard as-is, or consider it a blank slate to make your own.

  • Plenty of space to lounge, gather, or play—whatever it is you like to do, there’s probably room for it!

  • The extra long driveway leads to a garage, which could be replaced by an ADU for passive income or multigenerational living. Buyer to due their own due diligence to determine the feasibility of an ADU. Setback requirements may apply—check with city!

  • Enter the mudroom off the deck, where you have the option to go through the laundry area into the kitchen or go downstairs to the basement. This is a convenient detail for anyone using the basement for the storage of large items or hobbies where exterior access is frequent needed.

The
Community

I’m excited about my new place, but leaving the neighbors I’ve formed relationships makes it bitter sweet. During the pandemic, this house became the hub for the neighbors, with frequent gatherings on the front lawn. The neighborhood started doing an ice cream parade, where people would dress up in fun costumes and march to the San Lot for an ice cream social. It was really special.

Chrystal, the listing agent here! When I first began working on this listing, I had the opportunity to be introduced to some of the neighbors on the block. While it’s not uncommon for me to meet a neighbor or two when listing a house, this one felt unique. Every time I came to the house to help prep, the neighbors went out of their way to say hello. They learned my name treated me with genuine kindness. The first thing my friend, who lived in this home over the past 4 1/2 years, mentioned about the house when I came to tour it was not about the house itself, but rather about how much she was going to miss the people. Yesterday she sent me a photo that one of the neighbors sent to her showing the flyer for this year’s Sumner Parade which is coming up soon after this listing goes live, so I thought I’d share that photo here!

The Photos

Enjoy—she’s a real charmer!
