Upgrades + Features

The sellers have put a lot of care into this home over the years. Their pride of ownership shines through from functional upgrades to stylish touches, keeping this home looking good and running smooth for years to come.

“We're so fortunate to be surrounded by the loveliest neighbors in Portland (sorry, there's no contest—they are the best). This home is surrounded by people you can borrow a stick of butter from or ask to grab a package off your porch when you're out of town. That's just the spirit of this corner of Roseway.

“

We designed the yard to be pollinator friendly! This includes all the remaining lawn being ecolawn (including some flowering lawn), planting fruit trees, and growing large salvias for the hummingbirds to feast on. We don't need bird feeders because the whole yard is a bird feeder!”

The Roseway Neighborhood

Grab your morning coffee, stock up on goodies at the vibrant Asian markets of the nearby Jade District, or spend a lazy Saturday exploring neighborhood parks and local favorites. With easy access to I-84, I-205, and the airport just minutes away, getting around is a breeze. The area’s strong sense of community and longtime residents make it easy to lay down roots in this inner Portland haven.

“Roseway still has a bit of that old Portland vibe where people know each other's names, their pets' names, and remember small details about their neighbors. The hardest part of moving will be leaving this neighborhood. When we first moved in, there wasn't much happening, but now it's truly lively—from Friday night wine tasting at Mom & Pop Wine Shop to a coffee and a treat at Fresh Love, to a yummy pizza at Otto's, there's so much you can just stroll to (and probably run into someone you know!).”

“The hollyhocks in the summer are outrageous. They all came from a single plant gifted to us by a neighbor and they grow 8+ feet tall! It's really quick the sight! The "hotlips" salvia is also a fascinating (and huge) plant because it shifts color from spring to fall depending on the weather. And, I'd be remiss to overlook the stunning Bantry Bay rambling rose that grows over the garden arbor. When it's in full bloom, it makes people gasp.”

Curb Appeal

With charming mid-century details like the brick flower bed and oversized picture window paired with fresh paint and a new roof, this home is dressed to impress.

“We've spent so much time chatting with neighbors on the front porch. It's lovely to sit on the front step and watch the birds and resident wild bunnies hop by.”

“We invested in top of the line HVAC and windows so the house is always cozy and super energy efficient. The folks from Greensavers did an amazing job, beginning with a home energy audit.

The best component of that work was actually the hospital grade air filter! Whether there's smoke from wildfires or just bad pollen, the indoor air is always fresh. Day to day, it makes such a difference! I was nervous to spend the money because you can't "see" clean air, but it's done wonders for my allergies!

Dining With
A View

The double glass doors connect the dining room to the wonderful patio and backyard, and allow sunlight to fill the main living spaces.

In the winter, the sellers loved sitting at the dining table with a cup of coffee watching the rain in the garden while we're warm and snug inside. In the spring and summer, watching hummingbirds flock to the garden brought joy to their lives daily.

“At the end of the day, that "Oh I'm home" feeling comes from the things you don't see just as much as those you do: the comfortable temperatures even during heat waves and cold spells, the fresh air, and the bright light.”

Equity Building Potential

The layout offers room to grow with a partially-finished garage that the seller used as a home office. Finish it out and you’ll have 225 additional square feet to use as a third bedroom or bonus room—a fantastic opportunity to add equity. In the backyard a detached 100 SqFt workshop is insulated and ready for creative projects, hobbies, or additional storage.

“The garage functions as multipurpose room and has made all the difference. While the house looks small on paper, that extra space means we've never felt like we needed a bigger place.

We've used it as a home office for two remote workers and a small home gym, and it never feels cramped. As work-from-homers, that extra space feels separate enough where we can shut the door and not think about work.”

A Kitchen That Punches Well Above It’s Weight

The kitchen boasts nearly 200 SqFt of space, making it possible to cook and socialize simultaneously. The large center island—a rare find in homes of this era—provides space for epic potluck spreads and loved ones to congregate. While contemporary layouts with open kitchen/living plans offer a similar functionality, you won’t have to worry about the exposed visual clutter of dirty dishes and kitchen mess while hanging out in the dining or living areas of this home.

“The huge kitchen makes hosting potlucks and food-centered gatherings a breeze.

For my “Spud In The Oven” themed baby shower, we had an impressive spread of 30+ baked potato toppings laid out on the island. It was fun to host pizza parties where everyone would bring toppings and we could hang out around the island while working on our pizza creations.”

Workshop

The sellers built the detached workshop with insulation and a finished floor to make a comfortable environment for the seller’s woodworking pursuits. The large covered patio provides additional space protected from the ele to spread out for larger projects.

A Peaceful Backyard By Day
Party Space By Night

Spanning across the entire width of the home, the covered 400 SqFt patio is a wonderful spot to enjoy a peaceful morning coffee or to gathering with friends. Hang a heat lamp from the structure and cozy up during the rainy season. There’s something pretty magical about listening to raindrops patter against the tin roof while overlooking the garden from your own sheltered retreat.

“A couple years after the pandemic started we hosted a make your own pizza party in the back with our pizza oven. Friends and neighbors dropped by and caught up and shared stories. This is where the house felt so much larger than you'd imagine—there were so many people who didn't even know each other chatting and sharing stories after feeling isolated. It speaks to what a great community this is!”

“Sitting outside during the rainy season under the covered patio and listening to the plunk of the rain on the tin roof is so calming! You can hang a heat lamp from the structure and enjoy the space year round, whatever the weather may be.”

“The backyard bioswale was a labor of love and engineered with help from Pride and Joy Landscapes. With a bioswale, you may qualify for Portland’s Clean River Rewards program, which helps lower your stormwater bill.

However, the real incentive is knowing the bioswale reduces runoff, filters water before it reaches storm drains and local waterways, and provides habitat for pollinators.”
