Listing Case Studies
Take a look at some of my recent listings—each one is a great example of how my full-service marketing approach, thoughtful presentation, deep understanding of buyer behavior, and tactful negotiations come together to deliver strong results.
Scroll through the case studies to see before-and-after transformations, along with details on final sale prices and how they stacked up against comparable homes in the area.

-

NE 87th Avenue
With a location west of 82nd Ave, our marketing lured in buyers who had initially overlooked this lesser-known hidden gem of a neighborhood. This listing out performed the most similar comp by $55K (13%).
Listing Marketing
I believe sellers deserve more than just a sign in the yard and a handful of quick photos. In a world where so many brokers offer the same standard offerings, my approach is anything but basic. I use a strategy-driven, results-focused system that’s been proven to help my clients get the most out of their sale—especially in today’s fast-paced, digital-first real estate market.
-

Example Custom Website
While typical “plug and chug” property websites simply reterate the same info that buyers have already seen on their home search apps, I design and build a custom website that tells the stories that make your house special, forming emotional connections with buyers.

Marketing Examples
Take a look at some examples of my marketing collateral. From physical to digital, I make sure your home’s value is communicated through every touch point. I design everything in-house, which allows me to customize all media to highlight each listing strategically rather than relying on templates or outsourcing to designers who don’t know your home.
Marketing Services
Professional Photos & Video
Shot with top notch equipment and skillfully edited—this is an absolute must to attract the attention of buyers as they swipe through online listings.
Listing Prep Management
Whether it be needed repairs, strategic upgrades, or a basic pre-listing spruce up, I have a network of trusted contractors and service providers to take care of anything you need. I project manage everything from start to finish, so you barely have to lift a finger.
3D Walk Through + Floor Plans
These visuals help buyers understand the layout of the house created by Matterport technology—this is critical for out of town buyers who are shopping remotely.
Industry Email Blasts
Eye-catching emails sent to $8,000+ agents and industry professionals in the Portland Metro Area, custom-designed and tailored to your listing.
Professional Staging
Complimentary staging for 2 bedrooms + main spaces for the first 30 days. Professionally-staged homes sell for an average of 7% above non-staged homes, making it of the most impactful investment a seller can make!
In-House Signage
Signage placed throughout the house educates visitors about your home’s standout features and calls attention to details that might otherwise go unnoticed by buyers and their agents.
Print + Digital Advertising
I create custom marketing to reach buyers and their agents including feeder demographic mailers, in-house brochures, open house handouts, and targeted digital ads.
Broker Communication
I’ve developed unique systems to enhance communication with other brokers for key updates about offer protocols, deadlines, and activity to make sure no prospective buyers miss out on the opportunity to make an offer.
Neighborhood Graphics
Custom designed and curated to highlight the most attractive features and hotspots in your neighborhood, strategically tailored to attract the target buyer demographic for your style of home and price point.
Narrative Property Website
This is NOT your typical generic property website—this focuses on curated stories and details that tap into the emotional aspects of home buying beyond what the MLS listing can provide.
Open Houses
To supplement agent-lead tours, we open up the home on multiple occasions to increase exposure and minimize inconvenience for sellers with occupied properties.
Appraiser Packet
I create and deliver a presentation packet
to the appraiser to help justify the purchase price and minimize the chance of appraisal issues.
Client Experience
I’ve created a system to help my clients stay on top of everything that goes into the listing process. At the start of each project, I set up a collaborative Google document where we track all the moving pieces from start to sold. It keeps everyone aligned and makes the process feel a whole lot less overwhelming.
-

Listing Prep Manager
Most homes benefit from some level of listing prep, which can range from small repairs to cosmetic updates and, in rare occasions, significant remodels. I use this document to help strategize which tasks will get the best returns on investment for my seller and to project manage any work that the seller wishes to move forward with.
-

Budgeting Tool
This document helps me and my sellers keep track of contractor bids and the costs associates with various repairs, updates, purchases, and contractor fees. We take a look at the projected net profit of the home sale so that we can make wise decisions when it come to listing prep.
-
Agent Task Tracker
I provide access to my own task tracker so that my sellers can be aware of what I'm doing for them behind the scenes. This is a proprietary task list of over 160 line items, so I’ve opted not to share it publicly. Please enjoy this photo of my dog instead!
-

Seller Task Tracker
While my goal is to take as much off your plate as possible throughout the process, there are still many tasks that require action or input from my seller. This tracker helps my clients keep track of what needs to happen and at what point in the process it needs to happen at.
